This is Dallas Luxury at it's finest. We designed the staging of this home to fit the finishes, which were expertly chosen by the team in charge of this renovation. The sellers for this home found us by touring another property that we had staged. They reached out and worked with us early on to help prepare for this home's listing. We are so fortunate to have them as clients and to have been able to help them with their home. They had some really amazing pieces to work with and we were able to source everything else we needed and get it installed in time for their photo shoot. We made some custom artworks for this project and we were thrilled to do so since we pride ourselves on using as much original art as possible in our listings. The home is just as stunning on the outside as it is in the inside. We wish the sellers all the luck in the world and we hope the new homeowners are thrilled with their new home. I rarely lead with the exterior shot and I rarely share so many photos. However; this may be one of the coolest and most unique homes I have been privileged enough to stage. This homeowner had reached out to us to help her prepared her custom home for market while the couples new home was being built. We toured the home and began to prepare a plan of what needed to move where, and what to add in order to preserve the artistic vibe and also celebrate the Spanish influence in the architecture. It is our favorite task, blending old with new and accentuating a private collection of art. We are thrilled with the results and the home did have a successful sale. We would like to thank the home owners, who are now lovely friends, the realtor who was just on top of her game from the beginning, and the photographer, Patrick Flores, who took these amazing images. 

We saw this home as it was being renovated and we are thrilled with the outcome. Resting in a gated community, on a golf course, this home is a beautiful, peaceful retreat. We chose to work on unifying the traditional trim work with the modern finishes through more transitional style furnishings. We are still swooning over this amazing home in Craig Ranch. We chose a transitional style but played with some grass cloth textures and black accent pieces. This home is in Craig Ranch, which is a prestigious community in McKinney. Schools and the amenities are already luring buyers to this area. However, most of these homes are open concept and that can sometimes make it difficult for buyers to see to utilize the space properly. This is where we come in, we style and furnish the space to accommodate both an optimal amount of people, but also with optimal flow. These are the kind of challenges that thrill our creative minds. We just love the light in this fabulous modern new build. Located in Frisco, TX, this home boasts 5 bedrooms and 5.5 bathrooms. The lofty ceilings and open concept exude the presence of space. We were honored to be chosen to fill this space for it's listing. We started off modern and we were thrilled to able to dress this home. We wish this sweet seller all the luck. 

This home is situated in the Norman Rockwellesque neighborhood of Tucker Hill in McKinney. It was a very traditional space with an existing color palette chosen by the homeowner. We took her lead on the palette but brightened it all up with creamy whites and blue tones. We are so happy with the finished product, We always walk away loving these spaces and this one was no exception. We feel like homebuyers will be drawn to this charming neighborhood and even more charming home.

This home was such a quick transaction. We installed, photographed, it was listed, and under contract all in less than a week. The floorplan did a lot of the heavy lifting with beautiful French doors opening up to a sweet garden complete with putting green. The paint was all existing but we were able to advise on some updated fans and fixtures. We also painted the fireplace with a contrasting tone. This home, on Dallas's famed 'M Streets', was a special treat. The homes in this neighborhood are very old with many being 100+ years old. This particular home was built in 1920 but you would never know it when walking through the updated kitchen and stopping by the luxurious bathrooms. The charm of this neighborhood lays, in part, to its proximity to fine dining, fine shopping, nightlife, and closeness to downtown Dallas. It is not often you find a generous yard in Uptown. This condo boasted a generous front and side yard on its' spacious corner lot. We staged every room to show the future owners how lavishly they can live in a bustling part of Dallas. The kitchen in this home is so well thought out and maximizes every bit of available space. This super sweet home in Craig Ranch was already a stunning space. We worked with one of our wonderful realtors to give it a comfortable, French Contemporary vibe. We took inspiration from the floors and the general architecture to create a space buyers will love. We are thrilled with the results. We love the dining fixture and the gorgeous curtains. We love to sell homes. We really appreciate the challenge of an occupied home that has been loved for many years. This one was tremendously rewarding as the homeowners were so receptive and ready to do what it took to make significant changes. We replaced light fixtures, rearranged existing furniture and added supplemental pieces to complete the look. This sweet home boasts a large amount of square footage, but the layout felt undefined. Our team came in and quickly defined those spaces in a way that helped to highlight all that available square footage. They asked us to hang curtains to help diffuse some of the light in the shared formal living/dining. We happily obliged. Our curtains are bought specifically for the home, and they stay with the home as an added benefit for the new buyer. We were fortunate enough to stage our third home in the neighborhood near Brentfield Elementary. This neighborhood is full of contemporary and mid mod style beauties. This particular home did not disappoint. With it's sprawling floorplan and bonus living areas it was clear to see how a young family might flourish in the space. We got to have fun with the decor and try some bolder colors and textures. We hope the new homeowners are very pleased with their new home as this baby has bad multiple offers in just a few days. We always love staging in the Brentfield neighborhood in North Dallas. These homes are full of architectural character that fills them with charm and makes them each unique. This home was full of those features as it boasts a lovely courtyard and spacious backyard. Indoor and outdoors living seamlessly blended together, right in the city, with access to pretty much everything and anywhere you might want to go. This home as had tons of interest and rightfully so. We hope the new owners flourish in this space. 

This listing allowed us the freedom and creativity to consult on color selections and some finishings as well. The trust that it takes for a client to allow us to consult on their most valuable asset is an honor we do not take lightly. We were able to make suggestions on paint colors and sheens to return this home to its' new build glory. We can stage as much or as little as you need. In this gorgeous home, we staged almost 6,000 square feet of space. We are very please with how it turned out. Here are some highlights. After 48 hours on the market, this spacious home had accepted one of many offers. We are so very pleased for everyone who helped to get this property listed.

Staging this vintage, built in 1953, home was such a treat. The home owners passionately preserved some of the most coveted vintage elements like wood floors and tile, while opening up the kitchen and updating the textures and countertops for truly modern living. It is the best of both worlds. We are sorry they have to relocate, but we are grateful to experience this awesome property first-hand. We went with a brighter color palette and furniture choices to harken back to that mid-century, clean lined vibe. The large painting above the sofa is a gift by one of our amazing artist friends, Karla Rahimi. The one in the dining area was made by me, Melissa Corpuz. 

This sweet house is the perfect blend of vintage charm and modern updates. We loved infusing natural materials and modern shapes into this home. The floor plan is wide open, which allowed us to tie the theme throughout every space. The large windows and the soft walnut wood tones were my favorite elements to work with. When the market is as competitive as it is at the moment, staging a home like this really helps your property stand out and makes it something everyone wants to be a part of. 

This Spanish style home was so much fun for us. We really appreciated working around the unique spaces this house has to offer. It was recently renovated and sits in a charming Dallas community. The new home owners are sure to enjoy the high end finishes and the large, open, living area.
